KIU KENYA CAMPUS LAND, BUILDINGS SET FOR AUCTION OVER SH3.1  BILLION LOAN DEFAULT

Kampala International University's ambitious plans to establish a Kenyan campus have collapsed, with its 61-acre property in Kisaju, Kajiado County, now officially listed for auction following a massive loan default.
An auction notice published today August 4, 2025, confirms that Keysian Auctioneers will sell the land and incomplete structures on August 27, 2025, at 11:00 a.m. The property includes tuition blocks, administration offices, hostels, a powerhouse, guesthouse, and a bungalow — all part of the shelved university project.
The auction stems from a loan KIU obtained from Housing Finance Company (HFC) in 2018 to develop the Kenyan campus. The university defaulted on the Sh3.1 billion loan, with interest pushing the debt to over Sh4.3 billion. Legal efforts by KIU to stop the auction were exhausted after the Supreme Court dismissed its final appeal in April 2024.
Interested buyers are required to deposit Ksh5 million to participate in the bidding process, and viewings of the property are now open.
The collapse of the campus project also raises concerns for students who had hoped to pursue KIU courses in Kenya. The Commission for University Education (CUE) has previously flagged many of KIU’s programmes as unaccredited in Kenya, warning that graduates may face hurdles in employment or academic progression locally.
KIU has not yet issued a statement regarding the property auction or the fate of its expansion plans in Kenya.
